To prepare a planning application, the first step is to determine the type of application and the relevant local council to which you must apply. This can be done easily through the Planning Portal. To increase the chances of success, it is advisable to be positive and present your vision for the site effectively. It is also recommended to be open and honest with neighbours about your plans, as this can help mitigate any potential unfavourable comments that may impact the application.

  • Heritage statement, required when development affects a heritage asset, including a description of the significance of the asset and the impact of the proposals
  • Information requirements outlined in pre-application advice
  • Site photographs, particularly for proposed side or rear extensions or alterations
  • A parking plan, for proposals involving the creation of additional bedrooms
  • Daylight and sunlight assessment, including visual representations of the shading affect of the development on adjoining property and should follow the tests laid out in the Building Research Establishment (BRE) document 'Site layout planning for daylight and sunlight'
  • Arboriculture survey, for proposals affecting protected or significant trees
  • Archaeological desk-based assessment
