This project focuses on a modern Commercial Park situated on the outskirts of Bedford, designed to support start-up businesses. Each unit combines a compact warehouse space with a convenient loading door and a dedicated office suite, offering flexibility for growing enterprises. The units are ideal for companies in engineering, manufacturing, and material handling sectors.

Meeting the Client's growing needs

To accommodate the client's expanding operations in pneumatic conveying systems, we introduced additional office space tailored for a dedicated drawing office with six workstations. A private meeting room was also incorporated, providing a distraction-free environment for planning and discussions - essential for businesses in industrial design and process engineering.

Optimising Space with Smart Design

A mezzanine floor installation was added above the existing office suite, transforming a designated storage area into a useable workspace. Access to this new level is via a purpose-built stairway directly from the warehouse floor, ensuring seamless integration and efficient space utilisation. Existing storage racking was repositioned beneath the stair to maintain efficient use of the warehouse footprint.

Performance and Compliance

For enhanced acoustic, fire safety compliance and thermal performance, we specified a double-skin insulated metal stud partition. Safety was a priority, with fire alarm system modifications and escape lighting to meet compliance standards and create a secure working environment.

Design Revisions and Discoveries

During the project, several design changes were made to align with budgetary requirements:

  • The originally specified proprietary monobloc office partition system, chosen for its simplicity and quick installation, was replaced due to cost constraints.
  • A proposal for a larger floor area supported by additional steel framing was also omitted to keep the project within budget.
