This exclusive development comprises two detached, executive‑style homes, each set within beautifully landscaped gardens and accompanied by private garaging. The site offers natural screening along the road frontage, while mature trees and hedgerows to the west and north create a sense of privacy and enclosure.

The positioning of the homes is thoughtfully guided by the existing site access and the retention of key trees. Ample space has been planned to allow for multiple parked vehicles, complete with generous turning areas for ease of movement.

A Setting Shaped by Character & Heritage

The surrounding area is defined by a linear pattern of traditional farmsteads that have gradually evolved into a charming blend of homes of varying ages and styles. Throughout the village, larger historic properties add grandeur—some of which are officially protected for their architectural importance. These traditional buildings often feature multiple gable ends, steeper roof pitches, and characterful chimneys.

Close to the development, converted rural outbuildings further reinforce the agricultural charm of the locality and connect the site to its historic roots.

Ecological & Environmental Considerations

An ecological appraisal identified the site as being within a high‑risk area for several protected species, including badgers, great crested newts, reptiles, and a variety of nesting birds. To safeguard local biodiversity, a comprehensive strategy of mitigation and protection was prepared and adhered to during all construction stages.

A detailed tree survey was also completed to ensure that all root protection zones were preserved, maintaining the health and longevity of the surrounding woodland.

Planning Background

The principle of development was originally established through an outline planning approval with all matters reserved except access. A subsequent full application, prepared by another consultant, was later withdrawn following objections related to its scale, lack of contextual response, and insufficient reinforcement of local distinctiveness.

Sketchproposal was invited to redesign the scheme with a more sensitive approach—one that respected the site’s rural context and echoed the agricultural character of nearby farmyard structures.

Design Vision for Development

The surrounding woodland is a defining feature of the development, and preserving the area’s natural “leafiness” became central to the design. Two traditionally styled homes have been created, offering modern family living intertwined with strong energy‑performance principles.

Accommodation is arranged across two floors, with additional subordinate bedrooms discreetly incorporated into the roofspace. A glazed lantern set above the staircase draws daylight deep into the heart of each home, enhancing openness and wellness.

Materials were carefully selected to harmonize with the woodland backdrop and reflect the changing seasons. Every aspect of the design—from form to layout—has been shaped by the site’s character, planning guidance, and key urban design principles.

A newly constructed access road for a neighbouring development altered ground levels and boundary definitions.
An abandoned well was uncovered on the site, requiring investigation and design adjustments.
