Each unit combines a compact warehouse area with a practical loading door and a self-contained office suite—providing the perfect blend of functionality and flexibility for companies operating in engineering, manufacturing, and material‑handling sectors.

Supporting a Client’s Expanding Operations

Our client, a specialist in pneumatic conveying systems, required additional workspace to support their expanding team and project demands. To meet these needs, we designed and delivered an enhanced office environment that included:

• A dedicated drawing office equipped with six workstations
• A private meeting room, offering a quiet, focused area for technical discussions, planning, and design reviews

These additions provide the client with a professional and efficient workspace tailored to the practical demands of industrial design and process engineering.

Smart Use of Office Space Through Mezzanine Design

To further maximise the available footprint, we introduced a mezzanine floor above the existing office suite. Originally used as a storage area, this elevated space was transformed into a functional working environment without sacrificing the warehouse’s operational capacity.

Key features include:

• A purpose-built stairway, providing direct access from the warehouse floor
• Repositioned storage racking, carefully arranged beneath the new staircase to maintain efficient workflow and storage capability

This smart adaptation ensures every square metre of the unit is used to its full potential.

Performance, Safety, and Compliance at the Core

Quality and compliance were fundamental to the project. To ensure a comfortable and safe working environment, we installed a double-skin insulated metal stud partition, improving acoustic separation, fire resistance, and thermal performance.

Additional upgrades included:

• Fire alarm modifications to maintain system integrity
• Escape lighting enhancements to align with safety regulations

Adapting the Office Design to Meet Budget Requirements

As the project progressed, certain design modifications were made to ensure the scheme remained within budget without compromising functionality or safety. These included:

• Replacing the originally specified monobloc partition system, which provided fast installation but exceeded cost allowances
• Omitting a proposed expansion of the floor area that would have required additional steel framing
